Our Process
- Starting the process: Open title via phone, fax, email or electronic submission

- Conduct a title search
- Examine and work to clear any issues found within the title search
- Request a signed payoff authorization from the seller, then order payoff(s) from the lender(s)
- Collect property tax information
- Request loan documents
- Prepare settlement statement
- Request lender approval
- Conduct the settlement
- Payoff mortgages, liens and judgments as applicable
- Disburse funds to relavant parties
- Record executed documents within the county land records
- Issue policies
Closing Checklist
- Buyer
- Valid Government issued photo ID (not expired)
- Any documents your lender requests you to bring to settlement
- If funds are due from borrower, and the amount is less than $10,000 a cashier's check or wire is required
- If funds are due from borrower, and the amount is greater than $10,000 only a wire can be accepted
